The premises are located on Platform 1 which is the London bound platform.

The premises has a serving hatch through to the station taxi rank and situated along from the main entrance to the station.

The unit has mains water and drainage.

The unit is approximately 17.37sq.m./187 sq.ft. in size.

A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisions of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord legal costs associated with the grant of this lease.

For retail use, a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent.

The landlord is looking to secure a high quality coffee operator and welcomes approaches from local independent businesses. A community use will also be considered.

The tenant will be responsible for all utilities consumed. The premises are separately metered for the purposes of monitoring electricity consumption and the tenant will be charged on this basis.

 

There is currently no service charge for the Premises but the landlord reserves the right to introduce any service charge in the future. The tenant will pay towards refuse collection.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals. The works and signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. The shopfit must be of high quality with the use of energy efficient equipment.

 

The payment of business rates will be the responsibility of the tenant.
The Valuation Office Agency advise that the premises are Local Authority (Wychavon) reference NN 5050264002002.
The rates liability for the property is as follows: -
Rateable Value: £6,200
Based on the current multiplier of 0.512 for 2023/24 Rates Payable 23/24 rate year: £3,174.40
