Location

Retail Unit 5 is located on the public side of the Lower Concourse of the new Station Building directly opposite the Ticket Gates to Platform 1 and on the main pedestrian route from the adjacent Transport Interchange.
Sainsbury's, Black Sheep Coffee and Greggs units are also located on the Lower Concourse.

 

The Premises is approximately 71.40 m2 (769 sq ft) with a full height glass shop front. The unit is newly constructed and presented in shell condition with power, water and drainage. A plant area is allocated on the first floor roof.
Remote storage is available and a small external seating area will be allowed.

To be let by way of a Tripartite internal repairing lease of up to 6 years, subject to the usual railway determination provisions.
The lease will be contracted out of the security of tenure provisions of the Landlord & Tenant Act.

For retail use, a Minimum Guaranteed Rent (MGR) together with an Additional Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.

Service Charge is not currently levied (however the landlord reserves the right to levy such a charge in future). The Tenant will pay for all utilities.

The Tenant will be responsible for the Landlord's and Superior Landlord’s legal fees estimated at £2,000 plus VAT and £1,063 plus VAT respectively.
The Tenant will also meet the costs of producing a Land Registry compliant lease plan (£120 plus VAT) and a credit reference check (£75 plus VAT).

Network Rail Landlord Consent for the Tenant’s shop fit will be required.

Tenant will be responsible for Business Rates. The Premises have not yet been assessed for Rates.

The premises have a preliminary rating of B.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property.  Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International.  Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal.  After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.

Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
