Retail Unit 1 is located on the Upper Level of the new Station Building, on the public side of the ticket gates.
The Premises opens to the exterior of the Station building, across the A429 Warwick Road from the Central Six Retail Park.
The Station Car Park and Bicycle Storage area is immediately to the rear of the Premises.

The Premises is approximately 234.45 m2 (2524 sq ft) with a highly visible full height glass shop front and dedicated external entrance.
The unit is newly constructed and presented in shell condition with 63A three phase power, water and drainage. A plant area is located on the roof.

A tripartite lease for 9 years is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The incoming tenant will be expected to pay approximately £2,500 plus VAT for the landlord and superior landlord’s costs associated with the grant of this lease.

For retail use, a Minimum Guaranteed Rent (MGR) together with an Additional Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.
A short rent free period will be allowed.
Upward only Open Market Rent Review on the third anniversary of the term start date.

Would suit retail or office use (subject to planning consent) or cycle retail/maintenance.

 

The tenant will be responsible for the costs of all electricity and water (including waste water) consumption at the premises.

Service Charge is not currently levied (however the landlord reserves the right to levy such a charge in future). The Tenant will pay for all utilities.

The tenant will be responsible for payment of business rates. The premises are not currently in the Ratings List.

 

The premises have a preliminary rating of A.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property.  Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International.  Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal.  After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.

Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
