Agreement Details
A six year lease is being offered subject to a Landlord’s option to break on six months’ notice in the event that the premises are required for operational purposes.
The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
The tenant will meet the Landlord’s reasonable legal costs in granting the lease, estimated at £1750 + VAT.
Rent
The proposed rent is £2,000 per annum exclusive of VAT Minimum guaranteed rent, subject to appropriate turnover provisions based on the occupant’s commercial venture. Incentives will be considered.
Utilities
The Tenant will be responsible for the costs of all utilities consumed at the premises.
Insurance
The tenant is responsible for procuring appropriate insurance for their occupation of the unit.
Service Charge
The Landlord reserves the right to raise a reasonable Service Charge for the provision of shared amenities.
Rating
The tenant will be responsible business rates.
The April 2023 rateable value is £2,325 and the current rates liability is £1,232.25 per annum.

The unit has achieved a C rating, expiring in June 2033.

Ian is a Chartered surveyor with General Practice experience working on the estate management of Station Portfolios and Infrastructure Assets. He has experience of working on a range of property types and land matters.
Ian joined Amey TPT in March 2019 to work on the Wales and Borders network initially on behalf of Keolis Amey Operations. His role includes station commercialisation, lease advisory services, property management, estate strategy to achieve the ambitious targets set by the grant agreement. He also provides support on the operational estate of the Train Operating Company which has seen a significant piece of work concluded with the demobilisation of KAO and transfer to Transport for Wales Rail Limited.
Following the transfer of the Core Valley Lines assets to Transport for Wales Ian also acts on behalf of the infrastructure manager Amey Infrastructure Wales (formerly Amey Keolis Infrastructure Limited) on land matters. This include management of the commercial estate and various other types of agreements which includes the maintenance of the estate boundary. The work has involved the development and implementation of a land clearance process as well as the challenge of various identified trespass and encroachment matters.
