A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisons of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. There is currently no service charge for the Premises but the landlord reserves the right to intoduce any service charge in the future.  The tenant will pay towards refuse collection.

Shopfit works will need to be undertaken by professional qualified contractors.  The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high qualiy shopfit.  The works and signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.  The shopfit must be of high quality with the use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant.

The Valuation Office Agency advise that the premises are Local Authority (S.Somerset) reference 069555.

The rates liability for the property is as follows : Rateable Value : £1,200.

Based on the current rate multiplier of £0.512 for 2023/24 Rates Payable 23/24 Rates Year: £614.40
