Truro Station is situated on GWR’s mainline through East Cornwall having approx ½ mile north west of Truro City Centre. Trains west to Penzance and Falmouth leave from Platform 2, trains east to Plymouth / London Paddington leave from Platform 3.
The site of the platform trading pitch is between the Night Riviera / First Class Lounge and the main car park entry / exit gateline from Platform 3 (sheltered bench seating in photos to be relocated)

A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of any security of tenure provisons of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord’s legal costs associated with the grant of this lease.

For retail use, a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent.

The landlord is looking to secure a high quality retail kiosk operator.

The tenant will be responsible for all utilities consumed. The tenant will be required to pay costs for installing any smart meter for the purposes of monitoring electricity consumption and the tenant will be charged on the basis of the sub-metered readings.

There is currently no service charge for the Premises but the landlord reserves the right to introduce any service charge in the future. The tenant will pay towards refuse collection.

The tenant will be required to provide plans / photographs / specifications evidencing a high quality retail kiosk unit using energy efficient equipment. Delivery / installation / commissioning will need to be undertaken by professional qualified contractors. The tenant’s delivery / installation / commissioning works and any signage will require the landlord’s prior consent and potentially the technical consent of Network Rail Infrastructure Limited.

The payment of business rates will be the responsibility of the tenant once the kiosk has been installed and assessed for business rates.
