Agreement Details
A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisons of the 1954 Landlord and Tenant Act. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. Rent

Utilities

The tenant will be required to pay costs for installing any smart meter for the purposes of monitoring electricity consumpton and the tenant will be charged on the basis of the sub-metered readings.
Service Charge
There is currently no service charge for the Premises but the landlord reserves the right to introduce any service charge in the future. The tenant will pay towards refuse collection.
Shop Fitting
If applicable, fitting out works will need to be undertaken by professional, qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals for any works. Tenant works and signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Tenant works must be of high quality with the use of energy efficient equipment.
Rating
The payment of business rates will be the responsibility of the tenant.
