The incoming tenant (tenants) will be required to provide detailed annotated fit out plans and signage
proposals demonstrating a high-quality retail shop fit.
The Superior Landlords approval may be required in advance of any works. The tenant (tenants) shall be
required to contribute towards the landlord’s costs in obtaining consents.

The tenant shall be responsible for business rates.
A search for the Rateable Value using the station postcode and the Valuation Office Agency website has
not provided any detail. It is recommended that interested parties make their own enquiries with the
Local Authority to ascertain what business rates will be payable.

As a term of this letting, the landlord will provide an EPC Certificate with a rating of Grade E or above.
