The compound is arranged in two parts, either side of an access road and offering a gross external area (GEA) of approximately :

A shared vehicular right of access is through the centre of the compound which must be kept clear of obstruction at all times. Access is considered suitable for light vans. HGV access is not considered possible.

Agreement Details
A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisons of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord legal costs associated with the grant of this lease.

Shop Fitting
The incoming tenant will be required to provide detailed plans of any proposals to further fence the compound or place any structure on the compound. The works and any proposed signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. All works must be of high quality, undertaken by professional qualified contractors and with the use of energy efficient equipment. The tenant shall be required to contribute towards the landlord’s costs in obtaining consents.
Rating
The tenant shall be responsible for business rates.
A search for the Rateable Value using the station postcode and the Valuation Office Agency website has not provided any detail. It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.
