Location

The premises are located to the western end of the main station buildings with the entrance onto platform 1.

Subject to DfT consent, the property is being offered on a new lease lease to 30th March 2023.

Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will not permit assignment or sub-letting.

If parties were interested in opening only during the summer months then subject to the formal approval of the landlord, this is likely to be acceptable.

The incoming tenant will be expected to pay the Landlord’s legal costs in connection with the grant of the lease. Estimated costs will be £800 plus vat.

The premises are offered on a Minimum Guaranteed Rent with supporting turnover rent provisions. As a guide, Minimum Guaranteed Rental offers are expected in excess of £2,000 per annum plus vat.

Our client is anticipating interest from core coffee shop retailers.

The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high-quality retail shopfit. The Superior Landlord's approval will be required in advance of any works. The tenant shall be required to contribute towards the landlord's costs in obtaining consents.

The tenant shall be responsible for business rates. A search for the Rateable Value using the station postcode and the Valuation Office Agency website has not provided any detail.

It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.

As a term of this letting the Landlord will provide an EPC certificate with a rating of E or above.
