The premises are located at street level with the railway running above. Dawlish Station main entrance / exit is immediately to the left of the premises.

Retail premises comprising a café plus a shop, both with roadside frontage / direct roadside access. The café has a connecting door into the Booking Hall. The shop has an internal staircase (restricted access) up to a serving hatch at platform level (platform 2).

A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisons of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord legal costs associated with the grant of this lease.

For retail use, a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent.

The landlord is looking to secure a high quality coffee and retail operator and will welcome approaches from
local independent businesses.

The tenant (tenants) will be responsible for all utilities consumed including for the costs of installing separate meters for the purposes of monitoring electricity consumption and the tenant (tenants) will be charged on this basis.

There is currently no service charge for the Premises but the landlord reserves the right to intoduce any service charge in the future. The tenant will pay towards refuse collection.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals. The works and signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. The shopfit must be of high quality with the use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant.
The Valuation Office Agency advise that the premises are Local Authority (Teignbridge Council) reference 072036.

The rates liability for the property is as follows :                 

Rateable Value : £10,500                                              

Based on the current rate multiplier of £0.512 for 2023/24 Rates Payable 23/24 Rates Year: £5,376.

An incoming tenant may benefit from Small Business Rates Relief.  Interested parties are to make their own enquiries in this regard.
