The premises are located at the front of the main station building to the right of the entrance / exit.

Ground floor, open plan office premises with access from a single door (facing roadside) plus the option to use a platform access door if required. There is a WC off plus scope for creating a separate kitchenette.

A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of the security of tenure provisons of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord legal costs associated with the grant of this lease.

£4,860 pa exclusive (based on office use).
For retail / service use, a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent based on an agreed percentage of Turnover (where this exceeds the MGR) will be payable.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent.

The premises are considered suitable for office use however other uses will be considered. Approaches from small local businesses are welcomed.

The tenant will be responsible for all utilities connections (where needed) and for all utilities consumed. The tenant will be requred to pay costs for installing any smart meter for the purposes of monitoring electricity consumpton and the tenant will be charged on the basis of the sub-metered readings.

There is currently no service charge for the Premises but the landlord reserves the right to intoduce any service charge in the future. The tenant will pay towards refuse collection.

Fitting out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals for works. Any works and signage will require the Landlords consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Tenant works must be of high quality with the use of energy efficient equipment.

The tenant shall be responsible for business rates.

A search for the Rateable Value using the station postcode and the Valuation Office Agency website has not provided any detail. It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.
