The premises are in a prime location at the front of the station and next to the main entrance.

The premises has a main entrance from the front to a sales area. From the sales area there are two steps leading to a further area which has a doorway leading to the rear area. There is a shared side access to the right of the retail unit that leads to the rear storage area.
The landlord has recently undertaken works to the premises to level the floor, remove redundant electrical equipment and repair previous damage. The premises has the following approximate floor area, measured on a net internal basis:
• Retail area: 18.99 sq. m 204 sq. ft
• Back of the house: 40.9 sq. m 440 sq. ft
Total floor area: 59.89 sq.m 644 sq. ft

Subject to the consent of Network Rail Infrastructure Limited the premises are being offered by way of a new 6 or 9 year lease, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the landlord and superior landlords costs associated with the grant of this lease.


The landlord wishes to provide their customers and the community that the railway serves with an exceptional quality retail offer. We are seeking a high quality retail offer from an end user that shares the aspirations. We anticipate interest from core coffee operators.

The tenant will be responsible for Building Insurance, currently £410.00 per annum plus Vat.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval. The plans packs must demonstrate compliance with Building Regulations. AMTECH reports or equivalent will be required as part of the plans submission.

The ingoing tenant will be responsible for Business Rates. The Valuation Office Agency advise that the premises are Local authority (Elmbridge) reference 0000752300120A.
The rates liability for the property is as follows: -
Rateable Value: £8,400.
Based on the current multiplier of 0.512 for 2023/24 Rates Payable: £4,300.80.
