Location

The site for a kiosk is located to the rear of the main station building and immediately adjacent to Platform 1. 

The site has a water and elevctricity supply. The existing kiosk which is owned by an individual and not included is approx.3.03 m x 2.10 m.
The site will suit a kiosk or a mobile vehicle that can set up and trade each day to serve hot and cold drinks and snacks.

The form of agreement will be dependent on whether a kiosk is to be located at the station. If a kiosk is to be located then the opportunity is being offered on a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease then subject to Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlords legal costs.
If a mobile vehicle is to trade then occupation for trading hours will be by way of a periodic licence. The licensee will be expected to pay the licensor’s legal costs.

£4,000 per annum plus vat plus supporting turnover rent/licence fee provisions. Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.

The landlord is seeking a high quality coffee retailers. In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Building Insurance is currently £410.00 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

Kiosk installation works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals demonstrating a high quality shopfit.
For mobile catering operators- vehicle specifcations and photographs are expected to be submitted with all enquiries.

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority (Spelthorne) reference 123377810049. The rates liability for the property is as follows: -
Rateable Value: £7,500.00
Based on the current multiplier of 0.512 for 2023/24 rate year: £3,840.00
*An incoming tenant may benefit from Small Business Rates Relief. Interested parties are to make their own enquiries in this regard.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
