The premises are offered under a lease term to expire in June 2028. A longer term may be available subject to the agreement of the Superior Landlord Network Rail.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will not permit assignment or subletting.
The Tenant will be required to meet the Landlord’s reasonable legal costs in connection with the lease which are anticipated to be £1,000 plus VAT.

The Landlord is looking for a base minimum rent with supporting turnover rent provisions. A rent deposit may be payable and a credit check may be required. VAT is payable on all rent.

The Tenant will be liable for all utility consumption costs.

The incoming tenant will be required to provide detailed shopfit plans in respect of the unit fitout which will expected to be of a high quality. The Superior Landlords approval may also be required in advance of any works. The tenant shall be required to contribute towards the landlord’s costs in obtaining consents.

 

The Tenant will be liable for the payment of business rates.
Due the recent redevelopment of this unit it is no longer on the ratings list.
The local authority is Slough and the incoming Tenant will be required to contact the Council to arrange for the rates to be assessed.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
