The premises are being offered by way of a new lease to 17th August 2024.
The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant
Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the
consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available.
The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior
landlords costs associated with the grant of this lease.

We are inviting offers in the region of £9,000 per annum plus vat.

As office space. Any group seeking to use the premises for Community benefit should advise at the
time of expression of interest.

The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum

There is currently no service charge for the premises but the landlord reserves the right to introduce one in the future. The tenant will pay towards refuse collection.

The tenant will be responsible for all utilities, business rates and insurance. At present the units have not
been formally valued. In the event that the operator uses the landlord’s refuse and recycling bins then a
contribution will be made towards removal.

The last use for the premises was by the Operational Rail estate, subsequently the premises would not be on the Rating List.
It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable. Local Authority East Hampshire Council.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
