Location

An area has been made available in the Ticket Hall for a tenant to install a kiosk.

 

 

The location is a prominent position benefitting from the main footfall through the ticket hall. Mains water, drainage and power are provided.

The property is being offered on a new lease to 24th June 2028.
Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will not permit assignment or subletting.
The incoming tenant will be expected to pay the Landlord’s legal costs in connection with the grant of the new lease. These costs are anticipated at £1,000 plus VAT.

Rental to be agreed but is anticipated to be a base rent with supporting turnover rent provisions. A rent deposit will be payable. VAT is payable on all rent. The Landlord may be able to offer rental incentives such as a rent free period or stepped rental arrangement.

 

The landlord is looking to secure a high quality catering operator and will welcome approaches from
local independent businesses.

The tenant will be responsible for all utilities consumed. The premises will be separately metered for the purposes of monitoring electricity consumption and the tenant will be charged on this basis.

 

The Tenant’s will be responsible for obtaining public and employee liability insurance as required.

The Landlord does not current charge a Service Charge but retains to right to introduce one in the future.

The incoming tenant will be required to provide detailed annotated fit out plans and signage proposals demonstrating a high-quality kiosk installation. The Superior Landlords approval may be required in advance of any works. The tenant shall be required to contribute towards the landlord’s costs in obtaining consents.

The tenant shall be responsible for business rates.
As this is a new station interested parties will need to make their own their own enquiries with the Local Authority to ascertain what business rates will be payable.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
