Portsmouth Harbour station is a National Rail terminus station of the Portsmouth Direct Line. The station provides services to London Waterloo and also connects via the West Coastway line to London Victoria and Brighton. Gunwharf Quay shopping centre is within a short distance as are connections with a Bus terminal and ferry services to Gosport and the Isle of Wight. As you enter the Lower Concourse from the interior of the station, RU01 is located to the right hand side. The premises have a Net Internal Area of approximately:

The premises premises are available either by way of a new bi-partite lease to 17th August 2024 or subject to the Superior Landlord, Network Rail Infrastructure Limited’s consent, a 6-year tripartite lease.
Each lease is subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. For the tri-partite lease, the incoming tenant will be expected to pay approximately £2,562 plus VAT for landlord and superior landlords costs associated with the grant of this lease.

We are inviting offers of a Minimum Guaranteed Rent in excess of £8,000 per annum plus vat with a turnover top-up rent.

An end user that will complement the existing tenant mix of the station is required.

The tenant will be responsible for all utilities, business rates and insurance.

The ingoing tenant is required to provide detailed annotated plans pack demonstrating proposed works, use of materials, compliance with legislation and Network Rail Electrical requirements. Shop fit must be of high quality with use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority reference 177503482110.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
