Location

The three business units have been constructed in an area to the south side of the station.

Approximate sizes of each unit are –
• Unit 1 – 89.5 sq. m./963 sq. ft.
• Unit 2 – 100.2 sq. m./1079 sq. ft.
• Unit 3 – 93.8 sq. m./1010 sq. ft.

Construction of the units completed in June 2023 and are available for let now.

Each business unit will have access to one parking space on the station.

GWR are able to offer a lease term to 24th June 2028. A longer lease term may be available subject to the consent of the Superior Landlord, Network Rail. Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will not permit assignment or subletting. The Tenant will be required to meet the Landlord’s reasonable legal costs in connection with the lease which are anticipated to be £1,000 plus VAT.

 

Rental for each unit will be @ £12 p.s.f. Rent is payable quarterly in advance by standing order. A rent deposit will be payable. VAT is payable on all rent.
Incentives such as a rent free period or stepped rental arrangement can be negotiated.

 

The Tenant will be liable for all utility consumption costs.

Each unit has been fitted out to a basic shell and core standard with new telecoms, lighting, power supply, water supply, foul and surface water drainage connections. Incoming tenants will be required to provide detailed plans in respect of their internal fitout which will be expected to be of a high quality. The Superior Landlords approval may be required in advance of any works. Interested parties should note that WC facilities are not being provided and tenants will require to factor this into their fitout plans. The tenant shall be required to contribute towards the landlord’s costs in obtaining consents.

The Engine Shed has not been assessed for business rates. Each tenant shall be responsible for payment of business rates and should contact the Local Authority West Berkshire District Council in this regard.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
