The site is located at the front of the station to the left of the main station entrance.
Description
The site is a temporary pop-up pitch which would require the tenant to remove the set up in full at the end of every day. The pitch is available until the coffee shop inside the station opens (approximate timescales will be early 2025) We are looking for a self contained high quality vehicle selling hot drinks and snacks to trade in this location.
Agreement Details
The Licence will cost £400 plus vat.
Rent
We are inviting offers in excess of £5000 plus vat per annum with a turnover top up rent.
Business plans detailing previous experience with visuals of the set up should be submitted with the financial offer.
Utilities
The tenant would need to bring in water and remove waste daily. The mobile vehicle would need to be run on a leisure battery or certificated LPG. No generators would be permitted.
Insurance
The tenant will be responsible for insurance.
Service Charge
There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Rating
The tenant shall be responsible for business rates. A search for the Rateable Value using the station postcode and the Valuation Office Agency website has not provided any detail. It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.
Local Authority is Dartford Borough Council.
Energy Performance

Street Trading Licence
The council should be contacted to enquire whether a street traders licence will also be needed.
