Description
The train operator wishes to ensure that stations have a high quality retail offer for their passengers benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations.
The premises are currently trading as a coffee shop. The premises have the following approximate floor areas, measured on a net internal basis:

Agreement Details
The premises are being offered by way of a new 6-year tri-partite lease from 18th August 2024. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease then subject to Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.
Rent
The landlord is seeking Minimum Guaranteed Rental offers in the region of £11,000 per annum along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.
User
Our client is anticipating interest from catering retailers.
Utilities
The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Building Insurance is currently £410.00 per annum plus vat
Service Charge
There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future.
Shop Fitting
The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.
Rating
The payment of business rates will be the responsibilty of the tenant. A search on HM Government website has been unsuccessful in finding the premises within the Rating List. Interested parties should contact Hounslow Local Authority for further information.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract. Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach. Ian managed the Greater Western Railway contract before passing the latter to colleagues. Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor. Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion.
Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
