The premises are open plan with a single WC. The premises has a mains electricity and water supply. There is a roller shutter to the front and the premises have a separate side entrance. The premises were fitted to a good standard but the ingoing tenant will be required to install all new electrical equipment and counter.
The premises comprise the following approximate Net Internal Area:

17.84 sq m 192 sq. ft

A new 6-year tripartite lease is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
