Location

The premises are in located by the main entrance to the station and benefit from the side access to the waiting room.

 

The property is located on Platform 1 & 2 of the station. The premises currently trade as a buffet and have the following approximate floor areas, measured on a net internal basis:

• Total Area 25.5 sq m 275 sq ft

WC facility and storage are located within the premises.

The premises are offered on a new lease to 17th August 2024 and subject to a rent review at the end of the third year.
The lease will be excluded from the security of tenure and compensation provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

Offers in the region of £15,000.00 per annum plus vat along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period may be available for the period of shopfit.

 

The landlord wishes to provide their customers and the community that the railway serves with an exceptional quality retail offer. Interested parties should send information on their organisation along with a brief outline of their businesst and he products they sell.

The tenant will be responsible for all utilities consumed and in the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal.

The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority reference 006510066A. The rates liability for the property is as follows: -
Rateable Value: £10,250.00
Based on the current multiplier of 0.512 for 2022/23 Rates Payable 23/24 rate year: £5,248.00

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
