Train services are provided by Avanti West Coast to London Euston and Scotland, and by First Transpennine Express and Northern Rail to regional and local destinations across the North including the world famous Settle to Carlisle line.
The latest pre pandemic figures available from the Office of Rail & Road (2019/20) estimate in excess of 2,224,000 annual passenger entries and exits at the station and a further 372,000 transferring passengers.

Location

We are seeking a new tenant to operate a high quality catering kiosk on platform 4, the southbound platform directly facing the main entrance to the station.
The site is on the pedestrian route to the Settle to Carlisle platform and northbound platforms.

The kiosk size is to be agreed.
A platform seating area will be available as will a remote storage area.
Power, water, drainage and BT Line are provided in a cabinet adjacent to the kiosk site.

A Tripartite lease of 6 years is offered subject to the usual railway determination provisions.
The lease will be contracted out of the security of tenure provisions of the Landlord & Tenant Act.

Rent to be agreed based on a Minimum Guaranteed Rent (MGR) together with an Additional Rent based on an agreed percentage of Turnover (where this exceeds the MGR).
Upward only Rent Review on the third anniversary of the term start date based on turnover in the previous two years.

Site for a high quality catering kiosk for the sale of food and drinks.

The Tenant will be responsible for all utilities consumed on the premises.

A Service Charge is not currently levied on the Premises (however the landlord reserves the right to levy such a charge in future).

The Tenant will be responsible for the Landlord's and Superior Landlord’s legal fees estimated at £1,500 plus VAT and £1,063 plus VAT respectively.

The Tenant will be responsible for Business Rates for the premises.

The site does not appear in the current Rating List. It is recommended that interested parties make their own enquiries in this regard and check the Rateable Value and the rates liability in advance of any letting.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property.  Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International.  Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal.  After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.

Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
