Carlisle is the administrative centre of Cumbria. The Station is situated on the edge the city centre and is Grade II* Listed.
Avanti West Coast operate long distance train services to London and Glasgow, and Transpennine Trains and Northern Trains run regional and local services across the North. The Station is the northern terminus of the world famous Settle to Carlisle Railway.
In 2023/24 the Station had in excess of 2.1 million passengers.

Location

The premises are part of the main station buildings and will be accessible from both the car park and Platforms 4 - 6.

The premises are being redeveloped by Network Rail and will be ready for tenant occupation in July 2025.
There will be a large main bar area (with new mezzanine level) and smaller snug, with a basement cellar and ancillary storage. The bar has a high vaulted ceiling, two magnificent stone fireplaces and a period entrance lobby.
Licensed seating areas on the station exterior and Platform 4 will be made available. Customers may use the station toilets on Platform 4.

A bipartite lease for 6 years is being offered and will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The incoming tenant will be expected to pay approximately £1,000 plus VAT for the landlord’s legal costs. A longer lease term may be available – details on application.

We are inviting offers of a Minimum Guaranteed Rent with a turnover based top-up rent.
A reasonable rent free period will be allowed in respect of the fit out period.

There will be an upward only rent review on the third anniversary of term commencement.

High quality licensed premises for the sale of craft ales, lager, wine and spirits with ancillary hot and cold non-alcoholic beverages and hot and cold pub snacks. Gambling machines and TV’s will not be permitted.

The tenant will be responsible for the costs of all electricity and water (including waste water) consumption at the premises.

The tenant may use the station refuse facility subject to paying a fee.

The tenant will be responsible for payment of business rates. The premises are not currently in the Ratings List.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property.  Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International.  Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal.  After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.

Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
