The site for the kiosk is on the southbound Platform 4 just beyond the Ticket Hall and on the pedestrian
route to the Settle – Carlisle platform.
Description
The kiosk size is to be agreed.
A seating area on the platform and remote storage facility will be made available.
Power water, drainage and a phone point are provided in a cabinet adjacent to the kiosk site.
Agreement Details
A bipartite lease for 6 years is being offered and will
be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station
works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.
Standard Railway Lease Terms will apply. The incoming tenant will be expected to pay approximately
£1,000 plus VAT for the landlord’s costs associated with the grant of this lease.
Rent
We are inviting offers of a Minimum Guaranteed Rent with a turnover based top-up rent.
A reasonable rent free period will be allowed in respect of the fit out period.
User
Site for a high quality catering kiosk for the sale of hot and cold food & drinks.
Utilities
The tenant will be responsible for the costs of all electricity and water (including waste water)
consumption at the premises.
Service Charge
A Service Charge is not currently levied on the Premises (however the landlord reserves the right to levy such a charge in future).
Rating
The tenant will be responsible for payment of business rates. The premises are not currently in the Ratings List.

Phil has many years’ TOC experience with Eurostar, firstly in operational customer experience roles and later as Head of Property. Responsible for the advertising and retail portfolios, he oversaw several high profile developments such as the sponsorship of the ‘Premium First’ lounges by Orange and the retail offer in the departures lounge at St Pancras International. Phil also had responsibility for Eurostar’s operational premises in the UK, France and Belgium and the mothballing of Waterloo International Terminal. After leaving Eurostar Phil was particularly proud to work as a consultant to the London 2012 Olympic and Paralympic Games.
Phil brings a wealth of operational and retail property experience to the team, and at Amey TPT works on the Transport for Wales and Avanti West Coast accounts and consulting projects.
