Middlesbrough Station is situated in the edge of the town approximately 10 minutes walk from Teeside
University and 20 minutes walk from the Riverside Stadium. The Cleveland Shopping Centre and main
retail area is also less than 10 minutes walk away.

The premises have a prominent location on the Platform 1 Concourse which will form part of the new
improved main entrance to the station. The location will be highly visible and easily accessible to
The unit has a total floor area of approximately 126.43 m2 (1,360 ft2) and comprises a large
characterful seated area with high ceiling and feature arched windows. A small external seating area may be available.
To the rear of the servery there is a separate kitchen, storage area and W/C.

A Tripartite lease with a term of six years is being offered and will be subject to a landlord’s option to
break on six months’ notice or 28 days in case of urgent station works.
The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.

The incoming tenant will be expected to pay approximately £1,500 plus VAT for the Landlord’s
costs and £1,063 for the Superior Landlord’s costs associated with the grant of this lease.

We are inviting offers of a Minimum Guaranteed Rent with a turnover based top-up rent.
There will be a rent review on the third anniversary of term commencement.

High quality seated and/or ‘grab and go’ catering unit for the sale of hot and cold food and drinks, snacks
and confectionery.

The Tenant will also be responsible for the costs of all utilities consumed at the Premises.

The Tenant will be responsible for Business Rates.
The current rateble value effective 1 April 2023 is £4,600.

Martin began his career with Natwest where he was seconded into a specialist estate management and development team  looking after the bank’s northwest portfolio of operational branches and tenanted units . He moved into private practice as Head of Asset Management with one of Manchester’s largest independent  firms where clients included Hammerson, Scholl and Moss Chemists. He later joined GVA (now Avison Young) as Associate Director of the Property Management Consultancy team in Manchester where his clients included Prudential , Scottish Provident, English Partnerships in addition to private individuals and overseas investors. Properties included blue chip business parks, industrial , office developments , mixed use schemes and shopping centres.

More recently Martin has managed private sector property teams looking after outsourced property portfolios on behalf of local authorities. Initially with Capita on behalf of Blackburn with Darwen Council and then with Amey on behalf of Trafford Council. These roles also included working closely with Directors of Growth and Place to identify and deliver asset and development opportunities.

Martin joined Amey TPT in 2022 and currently manages the TransPennnine Express contract. He brings over 35 years of experience specialising in property and asset management and working across all sectors for both landlord investors and tenant occupiers.
