Whitton station is in the London Travelcard Zone 5 area. The station provides services to London Waterloo, Richmond and Windsor and Eton Riverside. The station is the closest to Harlequin’s Stoop Rugby ground and is one of the stations used for Twickenham Rugby and entertainment. Data from the ORR states that in 2021/22 the station had 782,374 entries and exits. Location

The premises are located within the booking hall of Whitton Station and immediately adjacent to the ticket office. The station is located on Whitton High Street.

The unit formerly traded as a taxi order office and would be suitable for this and a number of other uses though the sale of hot drinks will not be permitted. The premises have the following approximate floor areas, measured on a net internal basis:

Ground Floor 9.60 sq. m 103 sq. ft.

The premises are being offered by way of a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. If the tenant requires a longer lease then subject to Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

 

£13,000.00 per annum plus vat along with supporting turnover rent provision.
Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.

 

We are seeking an end user that will complement the retail mix at the station.

The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The tenant will be responsible for all utilities, business rates and insurance. 

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Shopfit must be of high quality with use of energy efficent equipment.

 

The payment of business rates will be the responsibility of the tenant. From an initial inspection of the Valuation Office Agency website, the premises may not have been assessed for business rated. We recommend that anyone interested contact the Local Rating Authority for further information.
*An incoming tenant may benefit from Small Business Rates Relief. Interested parties are to make their own enquiries in this regard.
