Location

The station occupies one of the area's most prominent and commercially active locations, positioned directly opposite Westfield London, one of the largest 
shopping centres in the UK. This strategic setting generates consistently high levels of pedestrian footfall throughout the week, particularly during weekends 
and peak shopping periods. The station is also within walking distance of both the O2 Shepherd’s Bush Empire and the Queens Park Rangers (QPR) Stadium, further enhancing footfall and  visitor activity.  
The station benefits from excellent transport connectivity and interchange opportunities.  A major bus interchange is located immediately outside the station entrance, while Shepherd’s Bush Underground Station (Central Line) is situated directly opposite. As a result, the station functions as an important transport hub, attracting substantial passenger volumes. 

The retail kiosk is prominently positioned on the unpaid side of the ticket barriers, adjacent to the  station's main entrance, benefiting from high passenger footfall and strong visibility. There is a possibility to expand the current footprint of the kiosk 
which is currently approximately 13 sq. m (NIA). 

The premises are available by way of a new lease for the terms up to April 2034. All applicants are expected to commit to a mininum term of six years. The lease 
will be contracted out of the security of tenure provisions of the Landlord and Tenant Act 1954. 
Standard Railway Lease Terms will apply. Assignment and subletting will not be permitted under the lease. The incoming tenant will also be responsible for the 
Landlord's reasonable legal costs in connection with the grant of the lease.

Please note that tender submissions must be submitted no later than 1200 on Monday, 23rd November. A rent deposit may be payable. VAT is payable on all rent. The Landlord may be able to offer rental incentives such as a rent free period or stepped rental arrangement.

The Landlord is committed to providing customers and the local community served by the railway with an exceptional retail offering. Accordingly, we are seeking 
proposals from high-quality retail operators whose business aligns with this vision. FRL particularly welcomes interest from established coffee operators 
and other complementary retail uses. As part of the letting process, the Landlord will require satisfactory references and reserves the right to approve the proposed tenant. Amey TPT charges a non refundable referencing fee of £75 plus VAT. 

The tenant will be responsible for all utilities. 

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future. 

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality kiosk that conforms with the Landlord’s and Superior Landlord's technical requirements. 

The incoming tenant will be responsible for the payment of Business Rates. Interest parties should make their own enquiries with the Local Authority (Hammersmith & Fulham Council), to confirm the rating assessment and any associated liability.
