Passenger data from the Office for the Rail Regulator stipulates that in 2024/25 the station had in excess of 1.54 million passengers entries and exits. Mortlake Station is in Travelcard Zone 3.

The premises are located on platform 2 and most recently, traded as a taxi order office.

The premises have the following approximate floor areas, measured on a net internal basis:

• 11.73 sq. m 126 sq. ft

The premises are offered either by way of a new lease to 31st March 2029 or subject to the Superior Landlord’s approval, a new 6-year tripartite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. If the tenant requires a longer lease then subject to Network Rail 
Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

Offers in excess of £11,500 per annum plus vat.
Subject to the landlord's formal approval, a rent free period may be available for the period of shopfit.

The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The tenant will be responsible for all utilities, cost of refuse disposal and insurance.  

Fit Out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Shopfit must be of high quality with use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant. The premises is not listed on the Valuation Office Agency portal. Interested parties are to make their own enquiries in this regard.
*An incoming tenant may benefit from Small Business Rates Relief.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
