The retail unit is located within the main station concourse and was constructed in August 2010 as part of a redevelopment scheme on Kingston railway station. It is understood that the premises has a 100 amp 3 phase power.

The premises last traded as a dry cleaners and have the following approximate floor areas, measured on a net internal basis:


• Total Area 38.37 sq. m. 413 sq. ft.

The premises are being offered by way of a new lease to 17th August 2024, subject to a rent review at the end of the third year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954.
Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is
required, the superior landlords costs associated with the grant of this lease.

£22,000 per annum along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period will be available for the tenant undertaking agreed investment to the premises.

We are seeking an end user that will complement the existing tenant mix at the station.

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future.

The tenant will be responsible for all utilities, business rates and insurance. In the event that the operator uses the landlord’s refuse and recycling bins then a contribution will be made towards removal.

Any works required will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and
technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

The ingoing tenant will be responsible for Business Rates.
From an initial inspection of the Valuation Office Agency website, the premises has a Rateable Value of £29,750.
Based on the current multiplier of 0.512 for 2021/22 Rates Payable: £15,232.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
