The retail unit is located within the main station concourse and has external access and prominent frontage.

The premises was constructed in August 2010 as part of a redevelopment scheme on Kingston railway station. It is understood that the premises has a 100 amp 3 phase power. By way of a separate licence, the current tenant is permitted to utilise seating within the concourse.

The premises have the following approximate floor areas, measured on a net internal basis:

Ground Floor Sales Area 60.0 sq. m. 645 sq. ft.
Ground Floor 2 Store Areas 2.08 sq m 22 sq. ft
1st Floor Store 29.66 sq. m 319 sq. ft.

Subject to the consent of Network Rail Infrastructure Limited the premises are being offered by way of a new 9 year lease, subject to a rent review at the end of the third and sixth year. The lease will be excluded from the security of tenure provisions of the Landlord & Tenant Act 1954. Standard railway lease terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease estimated at £2,562 plus vat

£45,000 per annum subject to supporting turnover rent provision.

There is currently no service charge for the premises. The landlord reserves the right to introduce any charge in the future.

The tenant will be responsible for all utilities, business rates and insurance. Building insurance is currently £410 per annum plus vat

 

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval. The plans packs must demonstrate compliance with Building Regulations. AMTECH reports or equivalent will be required as part of the plans submission.

 

The ingoing tenant will be responsible for Business Rates. From an initial inspection of the Valuation Office Agency website, the premises has a Rateable Value of £39,750.
Based on the current standard multiplier of 0.512 for 2023/24 Rates Payable: £20,352.The payment of business rates will be the responsibility of the tenant.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
