Ewell West is a Grade II Listed station located between Stoneleigh and Epsom Station on the Mole Valley Line. The station provides services to Dorking, Guilford and Clapham Junction, terminating at London Waterloo. Passenger figures from the Office of the Rail Regulator state that Ewell West Station had over 970,000 passenger entries and exits in 2024/25.

Location

The premises is located on the Station Approach which itself is located on the Dorking bound side of the station car park. 

The premises comprise an office/retail area, a WC facility and a yard space. The unit may be suitable as an office or a small grab and go coffee shop, subject to planning and Landlord’s approval. The premises has the following approximate floor area, measured on a net internal basis:  

Total area  10 sq m 107 sq ft 

The premises are offered either by way of a new lease to 31st March 2029 or subject to the Superior Landlord’s approval, a new 6-year tripartite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act.  

Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. If the tenant requires a longer lease then subject to Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

Offers in excess of £13,000 per annum plus vat.

Subject to the landlord's formal approval, a rent free period may be available for the period of shopfit.

The landlord is seeking a high quality retail or office offer. In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT. 

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection. 

The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat.  

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future. 

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. 

The incoming tenant will be reponsible for Business Rates. It is recommended that interest parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.  

EPC not applicable since it is a freestanding premises less than 50 sq m.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
