What was the challenge?
Greggs set out to introduce its new ‘Bitesize’ format into high-footfall stations, but the project presented significant technical and logistical challenges. At Sevenoaks station, one major hurdle was upgrading the power supply to meet Greggs’ high energy demand for on-site food heating. This required the landlord to install a 100-amp, three-phase power supply, which was a critical step for operational viability. Additionally, asbestos was discovered within the unit, necessitating specialist removal and compliance measures before work could progress. At Dartford station, time was the primary challenge. The concept involved merging a vacant coffee shop and a newsagent, which required knocking through a dividing wall. Delays in funding approvals from Network Rail created uncertainty and compressed timelines for Greggs to start, adding further complexity to the project delivery. These obstacles highlighted the need for Amey PC&I’s expertise in risk management, stakeholder coordination, and ensuring timely, safe execution to help achieve Greggs’ strategic expansion goals.
How did Amey approach the problem?
Amey’s approach centred on delivering a tailored solution that met Greggs’ ambition to introduce its Bitesize concept into space-constrained transport hubs. We designed and delivered compact, fully functional retail units that retained Greggs’ brand identity while optimising every square metre for efficiency and customer flow. To achieve this, we leveraged our extensive expertise in property management, design engineering, and compliance within regulated environments. Our team’s knowledge of station infrastructure and operational constraints allowed us to navigate complex permissions and safety requirements seamlessly. What set our approach apart was its agility and innovation: we adopted modular design principles and streamlined fit-out processes to accelerate delivery without compromising quality. This industry-leading method reduced installation time, minimised disruption to commuters, and ensured stations remained operational throughout. By combining technical excellence with collaborative stakeholder engagement, Amey delivered a solution that was not only practical and cost-effective but also demonstrated how infrastructure expertise can unlock new opportunities for retail growth in challenging environments.
What was the outcome?
The successful delivery of Greggs’ Bitesize stores at Sevenoaks and Dartford stations showcased the strength of Amey PC&I’s agile property solutions. By choosing Amey PC&I instead of pursuing a traditional route in a major London railway station, Greggs demonstrated confidence in our ability to deliver innovative, cost-effective solutions in challenging environments. This decision allowed Greggs to access untapped commuter markets without the complexity and expense of central London sites, accelerating rollout and reducing operational risk. The Sevenoaks store opened on schedule, generating strong early sales and positive customer feedback, while Dartford is set to replicate this success. Our streamlined approach minimised disruption, ensured compliance, and created tangible social value through job creation and improved station amenities. For Greggs, this supports its strategic growth plan of 120 net openings in 2025 and long-term expansion to 3,500 UK sites. For Amey PC&I, it reinforces our reputation for delivering impactful, community-focused solutions.
