It has a Net Internal Area of 1,313 sqft (121.98 sqm). The space benefits from a glazed full height shopfront and is presented in shell condition ready for shop fit with capped 60 Amp three phase power, water and drainage.

The premises are offered by way of a new Tripartite Lease for a term to be agreed.
The lease will be subject to standard railway provisions.
The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act.

The incoming tenant will be responsible for the Landlord’s and Superior Landlord’s legal costs estimated at £2,200 plus VAT and £1,500 plus VAT respectively based on acceptance of standard template documents.

To be agreed depending on use, but based on a Minimum Guaranteed Rent supported by an Additional Rent based on an agreed percentage of turnover.
There will be an upward only rent review on every third anniversary of term commencement.

We are seeking a high quality retail or catering operator with strong brand recognition to complement the existing portfolio of retailers at the station.
Existing occupiers include; Starbucks, Costa, WH Smiths, Subway and Greggs.

The tenant will be responsible for all utilities consumed at the premises.

There is currently no service charge for the premises but the landlord reserves the right to introduce a service charge in the future.

The incoming tenant will be required to provide detailed shop fit plans and signage proposals demonstrating a high quality shopfit for approval by the Landlord and Superior Landlord.

Unit 2 is not yet in the Ratings List however the Rateable Value of Unit 1 (Starbucks) is £21,500 and Unit 4 (Costa) is £19,500.
The incoming tenant should make further enquiries with the local authority as required.

Martin began his career with Natwest where he was seconded into a specialist estate management and development team  looking after the bank’s northwest portfolio of operational branches and tenanted units . He moved into private practice as Head of Asset Management with one of Manchester’s largest independent  firms where clients included Hammerson, Scholl and Moss Chemists. He later joined GVA (now Avison Young) as Associate Director of the Property Management Consultancy team in Manchester where his clients included Prudential , Scottish Provident, English Partnerships in addition to private individuals and overseas investors. Properties included blue chip business parks, industrial , office developments , mixed use schemes and shopping centres.

More recently Martin has managed private sector property teams looking after outsourced property portfolios on behalf of local authorities. Initially with Capita on behalf of Blackburn with Darwen Council and then with Amey on behalf of Trafford Council. These roles also included working closely with Directors of Growth and Place to identify and deliver asset and development opportunities.

Martin joined Amey TPT in 2022 and currently manages the TransPennnine Express contract. He brings over 35 years of experience specialising in property and asset management and working across all sectors for both landlord investors and tenant occupiers.
