The site is located in the car park of Llandaf station. This is a popular station for commuting, as well as weekend/event leisure travel. The proposed site is based in the main car park.
Description
The opportunity is for a high quality mobile vehicle that is removed daily. The retailer would need to
bring in water and remove waste daily. The mobile vehicle would need to be run on a leisure battery or
certificated LPG. No generators would be permitted.
Agreement Details
A licence agreement to run until February 2026, determinable on 28 days notice by either party. The licence will not permit assignment or subletting. The Licensee will be required to meet the Landlord’s reasonable legal costs in connection with the licence which are anticipated to be £1,000 plus VAT.
Rent
The licence fee is to be negotiated. The licence fee will be a combination of a minimum guaranteed license fee and turnover provisions. VAT is applicable. A license deposit will be required. A credit check is also applicable at a cost of £75+ VAT
User
The Landlord is looking to secure a high quality catering operator and will welcome offers from local independent businesses. The site maybe available at different periods throughout the trading day and interest from both morning and evening operators is invited.
Utilities
The tenant’s vehicle will require to be self-sufficient and no utilities are being provided.
Insurance
The Tenant’s will be responsible for obtaining public and employee liability insurance as required.
Service Charge
The Landlord does not current charge a Service Charge but retains to right to introduce one in the future.
Energy Performance
Not required.
Street Trading Licence
Interested parties should contact the local council to see whether an additional street trader’s licence will be required.

Ian is a Chartered surveyor with General Practice experience working on the estate management of Station Portfolios and Infrastructure Assets. He has experience of working on a range of property types and land matters.
Ian joined Amey TPT in March 2019 to work on the Wales and Borders network initially on behalf of Keolis Amey Operations. His role includes station commercialisation, lease advisory services, property management, estate strategy to achieve the ambitious targets set by the grant agreement. He also provides support on the operational estate of the Train Operating Company which has seen a significant piece of work concluded with the demobilisation of KAO and transfer to Transport for Wales Rail Limited.
Following the transfer of the Core Valley Lines assets to Transport for Wales Ian also acts on behalf of the infrastructure manager Amey Infrastructure Wales (formerly Amey Keolis Infrastructure Limited) on land matters. This include management of the commercial estate and various other types of agreements which includes the maintenance of the estate boundary. The work has involved the development and implementation of a land clearance process as well as the challenge of various identified trespass and encroachment matters.
