Wareham station is located on the South West Main line providing services to London Waterloo, Winchester, Southampton, Bournemouth and Weymouth. The station building was constructed in 1886 and is Grade 2 Listed. Passenger data from the Office for the Rail Regulator stipulates that in 2024/25 the station had in excess of 302,000 passengers entries and exits.

Location

The premises are located at ground floor area with access from the front of the station and numerous doors to the platform.

The premises are configured with 4 sales areas, 2 small store areas, a kitchenette and WC facility. At present there is a suspended ceiling within the retail areas. The landlord will be undertaking some investigatory work to establish whether there is an original heritage ceiling above. It is the landlord’s objective to work with a retailer that will maximise use of any heritage features within their fit out.

The premises have the following approximate floor areas, measured on a net internal basis:

The premises are offered either by way of a new lease to 31st March 2029 or subject to the Superior Landlord’s approval, a new 6-year tripartite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

The tenant will be responsible for all utilities, cost of refuse disposal and insurance. The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat. There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

Fit Out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Shopfit must be of high quality with use of energy efficient equipment.

Rateable Value: £9,100.00.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
