The property is offered on a new lease to 24th June 2028. Interested parties should be aware that any new lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. The lease will not permit assignment or subletting. Standard Railway Lease Terms will apply.

The tenant will be responsible for all utilities connections (where needed) and for all utilities consumed. The tenant will be required to pay costs for installing any smart meter for the purposes of monitoring electricity consumption and the tenant will be charged on the basis of the sub-metered readings.

The landlord does not currently charge a service charge but retains the right to introduce one in the future.

Fitting out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals for any works. Any works and signage will require the Landlord’s prior consent and potentially the technical consent of the Superior Landlord, Network Rail Infrastructure Limited. Tenants works must be of high quality with the use of energy efficient equipment. The tenant shall be required to contribute towards the landlord’s costs in obtaining consents.

The payment of business rates will be the responsibility of the tenant. A search for the Rateable Value using the station postcode and the Valuation Office Agency website has not provided any detail. It is recommended that interested parties make their own enquiries with the Local Authority to ascertain what business rates will be payable.

An incoming tenant may benefit from Small Business Rates Relief. Interested parties are to make their own enquiries in this regard.

As part of the letting, the landlord will deliver an EPC rating of Grade E or above for the premises.
