Location

Starcross Station is situated on GWR’s mainline through South Devon.  The premises are located facing the main village street scene through Starcross.  

A former fish & chip shop comprising two adjoining, open plan rooms with frontage to The Strand.  The premises are located above street level with access achieved via a flight of external stairs only.  A restricted height store is beneath the premises.

The premises are considered suitable for a variety of uses, including catering, retail, office / studio etc.

A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of any security of tenure provisions of the 1954 Landlord and Tenant 
Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord’s legal costs associated with the grant of this lease.

To be agreed. For retail / service use, a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent based on an agreed percentage of Turnover (where this exceeds the MGR) depending on use.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent 

The premises are considered suitable for a variety of uses, catering / retail / office / studio. Approaches from small local businesses are welcomed.

The tenant will be responsible for all utilities connections (where needed) and for all utilities consumed. The tenant will be required to pay costs for installing any smart meter for the purposes of monitoring electricity consumption and the tenant will 
be charged on the basis of the sub-metered readings.

There is currently no service charge for the Premises but the landlord reserves the right to introduce any service charge in the future. The tenant will pay towards refuse collection.

Fitting out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed, annotated plans and signage proposals for works. Any works and signage will require the Landlord’s prior consent 
and potentially the technical consent of the Superior Landlord, Network Rail Infrastructure Limited. 
Tenants works must be of high quality with the use of energy efficient equipment.

The payment of business rates will be the responsibility of the tenant.

The Valuation Office Agency advise that the premises are Local Authority (Teignbridge Council) reference N000069
Rateable Value : £2,950
