First MTR South Western Trains Limited are the Station Facility Owner and leaseholder of Worplesdon Station. The station is located between Woking and Guildford stations on the Portsmouth Direct Line, down the line from London Waterloo. The train operator wishes to ensure that stations have a high quality retail offer for their passengers benefit. Our aim is to ensure that their stations are best in class and the retail should reflect those aspirations.
Passenger figures from the Office of the Rail Regulator state that Worplesdon Station had in just excess of 100,000 passenger entries and exits and interchanges in 2021/22.

The premises are a single room on the platform offering an internal area of approximately:
Retail 9.19 sq m 98.9 sq ft
It will be presented in a shell condition.
The tenant will have use of the station WC facilites.

The premises are being offered by way of a new lease to 17th August 2024 and subject to a rent review at the end of the third year.
The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease or flexibility of a shorter lease then please advise. Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

The landlord is seeking a Minimum Guaranteed Rent of £1,000.00 per annum plus vat with supporting turnover rent provision. Interested parties should send information on their organisation along with a brief outline of their business and products they sell.
Subject to the landlord’s formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The tenant will be responsible for all utilities, business rates and insurance. 

The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit for the Superior Landlord and Landlord’s approval.

A search on the Valuation Office Agency website has indicated that the premises may not have been assessed for Rating. The ingoing tenant will be responsible for any business rates payable.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
