The unit being tendered to the open market is a newly formed retail / catering unit which will serve customers from front of the station. The unit will be formed in the current coffee shops seating area.

The site is approximately 26 square meters / 279 square feet and has water, drainage and a 63 amp single phase power supply. This is the maximum power supply and no further power can be made available. The external signage requirements have been agreed as the station is Grade II listed and further details will be provided to interested parties.

We are inviting offers by way of an informal tender and a 6 year lease is being offered. We will consider catering offers for this site but hot drinks will be excluded as we will have a dedicated coffee shop adjacent to it. Any catering offer would need to be complimentary to the coffee shop and not compete with it. The lease cost is approximately £3500 plus vat. A 3 month rental deposit will be required

Deadline for tender submissions is Friday 30th May 2025.

We are inviting offers in excess of £15,000 plus vat per annum with a supporting turnover rent for catering uses. Business plans detailing previous experience with visuals should be submitted with the informal tender.

 

The tenant will be responsible for the payment of all utilities.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

The payment of business rates will be the responsibility of the tenant and the site will be re-valued once completed.

An EPC will be carried out once the site has been formed and landlords works completed.
