The unit being tendered to the open market is a newly formed catering unit which will serve both customers on the London bound platform and the front of the station. The unit will be formed in a currently vacant space and a space where there are ATMS currently.
Description
The site is approximately 52 square meters / 560 square feet and has water, drainage and an 80 amp single phase power supply. This is the maximum power supply and no further power can be made available. As the unit serves both sides of the ticket gate the tenant will need to incorporate segregation between paid and non paid sides. The external signage requirements have been agreed as the station is Grade II listed and further details will be provided to interested parties.
Agreement Details
We are inviting offers by way of an informal tender and a 6 year lease is being offered. The lease cost is approximately £3500 plus vat. A 3 month rental deposit will be required.
Deadline for tender submissions is Friday 30th May 2025.
Rent
We are inviting offers in excess of £30,000 plus vat per annum with a supporting turnover rent starting at 15%. Business plans detailing previous experience with visuals should be submitted with the informal tender.
Utilities
The tenant will be responsible for the payment of all utilities.
Service Charge
There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Rating
The payment of business rates will be the responsibility of the tenant and the site will be re-valued once completed.
Energy Performance
An EPC will be carried out once the site has been formed and landlords works completed.
