Situated within the former booking hall, this retail unit benefits from prime position at the rear entrance of the station. The property offers a rare opportunity for retailers to trade in a high-traffic environment within a distinctive heritage setting.

Surbiton Station was included on the statutory list of buildings of special architectural and historic interest at grade II on 6 October 1983. Parties should be aware that consent for works will be required from the Local Authority.
The premises have a Net Internal Area of approximately 157 sq. m
As a former booking hall and ticket office, the premises have many heritage features which can be sympathetically incorporated as part of a fit out by an incoming tenant. To the rear of the ticket office is an area which was never public facing, subsequently has limited heritage features. In advance of letting the premises, the landlord shall undertake extensive renovation heritage works to retain and preserve the original features.

Subject to the consent of the Superior Landlord, Network Rail Infrastructure Limited a new 12-year tri-partite lease can be made available. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay the landlords legal costs.

£45,000 per annum plus vat plus supporting turnover rent provisions.

The landlord considers that the best future use of the premises and to exploit the heritage features is as a Public house or restaurant. Expressions of interests are required from public house and restaurant operators who will work with the landlord in delivering a vision for an exceptionally high quality premises that serves both the landlord's customers, residents and visitors to Surbiton. It will greatly assist if end users have experience of working with their own architects and designers on premises with listed features. Interested parties should send information on their organisation along with a brief outline of their business, the products they sell and experience of working on listed premises.
In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT.

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Building Insurance is currently £410.00 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals demonstrating a high quality shopfit along witrh supporting AMTECH (or equivalent) electrical information for the Superior Landlord’s prior approval.

In addition to Listed Building Consent, interested parties should be aware that the consent of the Superior Landlord, Network Rail is required to both the form of lease and the tenant's works.

The payment of business rates will be the responsibility of the tenant.

An EPC is not currently required as the premises does not contain any fixed system for heating, ventilation, or air conditioning. However, as a condition of this letting, the Landlord will provide either a valid Energy Performance Certificate (EPC) or an exemption certificate prior to completion.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
