Agreement Details
Subject to the surrender of the existing lease, the premises are being offered by way of a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay the landlord the superior landlords costs associated with the grant of this lease.
Rent
We are inviting interested parties to submit proposals for a Minimum Guaranteed Rent and supporting Turnover Rent.
User
We are seeking an end user that will complement the retail mix at the station.
Other Costs
The tenant will be responsible for all utilities, cost of refuse disposal and insurance. The tenant shall make a contribution towards the landlord’s building insurance of £410 per annum plus vat. There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Shop Fitting
The ingoing tenant is required to provide detailed annotated plans pack demonstrating proposed works, use of materials, compliance with legislation and Network Rail Electrical requirements. Shopfit must be of high quality with use of energy efficient equipment.
Rating
The payment of business rates will be the responsibility of the tenant. A search of the Rating List has not shown an address that may relate to the premises.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract. Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach. Ian managed the Greater Western Railway contract before passing the latter to colleagues. Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor. Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion.
Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
