Location

The main station building is located on the eastern side of the track. The station is located off Station Avenue, approximately 700 metres from the Esplanade and High Street.

Three areas on the ground floor area are available for let. The areas are separated from the station WC’s so cannot be interconnected. To the Shanklin end there are two rooms and a boiler/store that are accessed from a door by the car park. The rooms were used for community functions. To the centre there is a café with access both from the front of the station and the platform and on the Ryde end of the building a store room.. The unit is suitable for a number of different uses, subject to planning and Landlord’s approval. The premises has the following approximate floor area, measured on a net internal basis:

The premises are being offered by way of a new 6 or a 9-year tri-partite lease from 18th August 2024. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.

The landlord is interested in receiving expressions of interest from potential end users. Interested parties should send information on their organisation along with a brief outline of their business.

In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

Building Insurance is currently £410.00 per annum plus vat.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority (Isle of Wight) reference 45008500593012 and 45008500593030
The rates liability for the property is as follows:
Café Premises (Referenced as Unit 1&2) Rateable Value: £5,000.00
Remainder (referenced as Unit 3 Rateable Value £4,150.00
Based on the current multiplier of 0.54.6 for large tenants 2024/25 Rates Payable 24/25 rate year: £2,730 and £2,265.90

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract.   Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach.  Ian managed the Greater Western Railway contract before passing the latter to colleagues.  Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor.   Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion. 

Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
