Agreement Details
The premises are offered either by way of a new lease to 31st March 2029 or subject to the Superior Landlord’s approval, a new 6-year tripartite lease. The lease will be subject to a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The lease will be excluded from the security of tenure provisions of the 1954 Landlord & Tenant Act. There will be a rent review on the third anniversary of term commencement. Standard Railway Lease Terms will apply. The incoming tenant will be expected to pay the landlord and superior landlords legal costs associated with the grant of this lease.
Rent
We are inviting offers in the region of £10,000.00 per annum plus vat plus supporting turnover rent provisions. A rent deposit will be payable.
Insurance
Building Insurance is currently £410.00 per annum plus vat.
Service Charge
There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Other Costs
The tenant will be responsible for all utilities, business rates and insurance.
Shop Fitting
Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract. Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach. Ian managed the Greater Western Railway contract before passing the latter to colleagues. Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor. Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion.
Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
