Agreement Details
A new bi-partite lease is being offered to 24th June 2028. The lease will be contracted out of any security of tenure provisions of the 1954 Landlord and Tenant
Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or subletting. There will be a landlord’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming tenant will be expected to pay approximately £1,000 plus VAT for landlord’s legal costs associated with the grant of this lease.
Rent
We are inviting offers in the region of £5,000 plus VAT for a base Minimum Guaranteed Rent (MGR) together with an Additional Turnover Rent element.
A rent deposit will be payable and a credit check will be required. VAT is payable on all rent.
User
The landlord is looking to secure a high quality catering operator and will welcome approaches from local independent businesses.
Utilities
The tenant will be responsible for the cost of all utilities consumed. Electricity consumption is monitored via a smart meter and the tenant will be charged on the
basis of the sub-metered readings.
Service Charge
There is currently no service charge for the Premises but the landlord reserves the right to introduce any service charge in the future.
Shop Fitting
Fitting out works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed, annotated plans and signage proposals for works. Any works and signage will require the Landlord’s prior consent
and potentially the technical consent of the Superior Landlord, Network Rail Infrastructure Limited.
Tenants works must be of high quality with the use of energy efficient equipment.
Rating
The tenant shall be responsible for business rates.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
