Location

Hungerford Station is situated on the mainline to London Paddington, with GWR services to stations in the south west via Reading.

The mobile coffee site is located at the side of a paved pedestrian entrance to GWR Hungerford Station.

A mobile trading opportunity for a fully self-contained coffee trailer (dimensions to be agreed) plus space for one only A-Board displaying a menu and prices (size to be agreed)
Mains services of electric and water cannot be provided.

A new periodic licence agreement is being offered. The licence will be contracted out of any security of tenure provisions of the 1954 Landlord and Tenant Act. Standard Railway Lease Terms will apply. The licence will not permit assignment or subletting. There will be a licensor’s option to break on six months’ notice or 28 days in case of urgent station works. The incoming licensee will be expected to pay approximately £1,000 plus VAT for licensor’s legal costs associated with the grant of this licence.

 

To be agreed. For retail use, a base Minimum Guaranteed Licence Fee (MGLF) together with an Additional Turnover Licence Fee based on an agreed percentage of Turnover (where this exceeds the MGLF) depending on use.
A licence fee deposit will be payable and a credit check will be required. VAT is payable on all licence fees.

The Landlord is looking to secure a high quality catering operator(s) and will welcome offers from local independent businesses.
The site maybe available at different periods throughout the trading day and interest from both
morning and evening operators is invited.

The tenant’s vehicle will require to be self-sufficient and no utilities are being provided.

The Tenant’s will be responsible for obtaining public and employee liability insurance as required.

The Landlord does not current charge a Service Charge but retains to right to introduce one in the future.

The licensee will be required to provide plans / photographs / specifications evidencing a high quality mobile coffee unit using energy efficient equipment. Delivery / installation / commissioning will need to be undertaken by professional qualified contractors. The licensee’s delivery / installation / commissioning works and any signage will require the licensor’s consent and potentially the technical consent of Network Rail Infrastructure Limited.

Licensees should contact the local Council to determine whether a separate street trading licence
needs to be applied for.
