The property previously traded as a coffee shop but is suitable for a number of different uses, subject to planning and Landlord’s approval. Agreement Details
The premises are being offered by way of a new 6-year tri-partite lease. The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
If the tenant requires a longer lease then subject to Network Rail Infrastructure Limited, a longer term may be available. The incoming tenant will be expected to pay the landlord and if a longer lease is required, the superior landlords costs associated with the grant of this lease.
Rent
The landlord is seeking Minimum Guaranteed Rental offers in the region of £5,000 per annum along with supporting turnover rent provision. Subject to the landlord's formal approval, a rent free period may be available for the tenant undertaking agreed investment to the premises.
User
An end user that will cater for passengers' needs and complement the existing tenant mix of the station is required.
Utilities
The tenant will be responsible for all utilities consumed and in the event that the operator uses the
landlord’s refuse and recycling bins then a contribution will be made towards removal.
Insurance
The tenant will be responsible for a contribution of the Building Insurance (Rent). Currently £410 per annum.
Service Charge
There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Shop Fitting
Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated shop fit plans and signage proposals demonstrating a high quality shopfit. The works and signage will require the Landlord's consent and technical consent of the Superior Landlord, Network Rail Infrastructure Limited.
Rating
The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premise s are Test Valley Local authority reference: 03210705001002
The rates liability for the property is as follows: -
Rateable Value: £2,050.00. Based on the current multiplier of 0.512 for 2023/24 Rates Payable 22/22 rate year: £1,049.60

Joining TPT in 2008, Ian is the principal lead on the South Western Railway contract. Ian has worked on the South Western area from 2008 to present day and has also been the client lead for the East Midlands Trains account when franchised to Stagecoach. Ian managed the Greater Western Railway contract before passing the latter to colleagues. Ian is responsible for all third party lettings, licences, property management and Landlord and Tenant matters for South Western Railway tenants and has over 24 years experience as a Chartered Surveyor. Ian’s role involves conception of development proposals, development appraisals and working with the client on a range of commercial retail projects taking schemes from inception through to completion.
Prior to joining TPT now AmeyTPT, Ian worked at Jones Lang LaSalle as an Asset Manager within the Shopping Centre and prior to that at CB Hillier Parker as a member of the team managing, leasing and undertaking Landlord & Tenant advisory work for Major Stations.
