The station is on the Elizabeth Line and is situated between Ilford and Goodmayes stations and is in London fare zone 4. The premises are located on High Road directly opposite the station. The premises formerly traded as a taxi office.
Description
The premises are self-contained. Power supply capacity TBC. There is currently no water supply or mains drainage. The premises have a Net Internal Area of approximately 16 sq. m./172 sq. ft.
Agreement Details
The premises are being offered with a new lease to currently let but subject to agreeing a surrender will be available by way of a new lease to 21st May 2032.
The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.
The incoming tenant will be expected to pay the landlords legal costs.
Rent
Rent to be negotiated. A supporting turnover rent provision may also apply. Rent is payable quarterly in advance and VAT is payable. A business plan will be required to be submitted.
User
The premises are not currently suitable for a catering use.
In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT.
Utilities
The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.
Service Charge
There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future.
Shop Fitting
Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals demonstrating a high quality shopfit for approval by the Landlord.
Rating
The payment of business rates will be the responsibility of the tenant. Information on the Valuation Office Agency indicates that the premises have not been evaluated for rates. Any incoming tenant will be required to contact the Council in this regard.
Certain tenants may qualify for small business relief. Local Authority is Redbridge Council.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
