Chadwell Heath railway station is located in Chadwell Heath which sits between the London Boroughs of Redbridge and Barking & Dagenham in east London. The station is on the Elizabeth Line and is situated between Goodmayes and Romford stations. The premises are located on Station Road adjacent to the station.

The premises are self-contained and have a water supply and mains drainage. GTS are currently arranging for the power supply to be upgraded. No remote storage is available. The premises have a Net Internal Area of approximately 26 sq. m./280 sq. ft.

The premises are being offered with a new lease to currently let but subject to agreeing a surrender will be available by way of a new lease to 21st May 2032.

The lease will be contracted out of the security of tenure and provisions of the 1954 Landlord & Tenant Act. Standard Railway Lease Terms will apply. The lease will not permit assignment or sub-letting.

The incoming tenant will be expected to pay the landlords  legal costs.

We are inviting offers in the region of £15k plus VAT p.a. A supporting turnover rent provision will also apply. Rent is payable quarterly in advance and VAT is payable.

The landlord is seeking a high quality retail or catering offer and welcomes approaches from local SMEs. In order for a letting to proceed, the landlord will need to approve the proposed tenant’s references as part of the letting process. Amey TPT makes a non-refundable reference charge of £75 plus VAT.

The tenant will be responsible for all utilities. Should the landlord permit use of the station bins then the tenant will pay towards the costs of refuse collection.

There is currently no service charge for the premises but the landlord reserves the right to introduce any service charge in the future. 

Shopfit works will need to be undertaken by professional qualified contractors. The incoming tenant will be required to provide detailed annotated plans and signage proposals demonstrating a high quality shopfit for approval by the Landlord. 

The payment of business rates will be the responsibility of the tenant. The Valuation Office Agency advise that the premises are Local authority reference N00008020054028. The rates liability (future) for the property is as follows: Rateable Value: £7,800 wef 1/4/26. For 2025/26 based on a multiplier of 55.5p rates payable will be £4,329 p.a. Certain tenants may qualify for small business relief. Local Authority is Redbridge Council.

David’s career in the rail industry started with BR and he held a number of operational station management posts with Network Rail as well as Station Access Contract management and retail/ commercial positions. Working in both of these departments gave David a broad knowledge of station access issues along with the management of commercial contracts including advertising and promotions, left luggage, ATMs and vending. Having previously managed the client relationships with Southeastern, GTR, TfL, and Scotrail and West Midlands Trains, he is now responsible for overseeing Amey TPT's property management contract with GWR.
